The Challenge

System Controls recently acquired a project for Gallaher Headquarters at Weybridge Surrey. This project had to be tackled in three phases. While phase one and two were direct with the client phase three was won through competitive tender to Shepherd Engineering Services (SES). All three phases were integral to each other and System Controls had to demonstrate capability to liaise directly with the client as well as support contractors in their solution. The three phases were as follows:

  • Phase 1 - Upgrade an existing Honeywell system
  • Phase 2 - The plant had to be enhanced to be more cost efficient and to provide energy savings.
  • Phase 3 - Refurbishment of all 5 floors of the office building.

The Solution

Phase 1

Having won the contract with a successful proposal system controls modified all the existing control panels previously controlled by Honeywell as well as refitting Trend controllers to operate AHU's, chillers, pumps and boilers. A Trend 963 (GUI) Supervisor software package was used to display operation and give adjustment to all plant; full training was given to facilities personnel by System Controls.

Phase 2

Having had success at phase 1 the plant was further enhanced to be more cost efficient and to provide energy savings. System Controls modified the AHUs to control from inverter drives which provides speed control of the fan motors producing significant energy savings on day to day running (80% fan speed = 50% running cost saving).

Phase 3

After consultation over design specifications System Controls won the contract to refurbish all five floors by converting existing mechanical control of the Carrier Moduline ventilation system to 0-10v operated by TREND IQ220 controllers. The BMS control panels were manufactured in our workshop and then shipped to the site were the contractor carried out the installation. Our team then attended and commissioned the project using SET V.5 engineering software. All documentation was made available for O+M Manuals. In total there was more than 1000 points of control to be commissioned, all points are displayed on the 963 computer and all graphed to show operation and performance.

The Results

System Controls demonstrated the level of experience that was required at a project of this size. We also used our skills and capabilities to professionally project manage directly with the client as well as support contractors in their solution. The complete BMS solution was delivered to the customers' expectations and beyond and all within the proposed budget range and timeframe.
